Common Ceiling Problems Rose Decor Fix
Preston’s older housing stock brings specific ceiling challenges. Here are the most common issues we deal with and how we solve them.

Water Stains
Preston receives over 1,000mm of annual rainfall. Aging rooflines — especially on terraces in Deepdale and Ribbleton — mean water-stained ceilings are one of our most common jobs.
Painting over a stain pushes it back through within weeks. We apply oil-based stain-blocking primer first, confirm the leak source is resolved, then apply two coats of quality ceiling paint.
Nicotine and Grease Stains
Nicotine staining is increasingly common in older Preston stock being refurbished. Like water stains, nicotine bleeds through standard emulsion.
We clean the surface, apply a specialist blocking primer, then paint to a clean finish. Kitchen ceilings with grease residue are degreased before priming — skipping this step causes new paint to lift.
Artex and Textured Ceilings
Artex is common in 1960s–1980s council properties and Ribbleton-area homes. Materials installed before 2000 may contain chrysotile (white asbestos).
Our painters are trained to work safely around these surfaces. Where the pattern can be painted over — swirls, stipple, skip-trowel — we do so cleanly. Where removal would be safer, we advise you before any work begins.
Cracks and Plasterwork Damage
Fine cracks are normal in Preston’s older properties as lime plaster moves with the building. We fill, key, and prime crack repairs before painting to stop them reappearing. For significant damage, we advise whether a plasterer is needed first.
Whatever the issue, we diagnose it properly before painting — so the finish lasts.

Our Ceiling Painting Process
Step 1 — Inspection
We assess the plaster type (lime or gypsum), check for active damp, note stain sources, and confirm whether any Artex needs careful handling. This shapes everything that follows.
Step 2 — Preparation
We cover furniture, protect floors, and seal doorways to contain dust. Prep varies by ceiling type.
Victorian and Georgian ceilings have old paint layers cleaned back with lime plaster repaired using compatible materials. Edwardian Anaglypta ceilings are secured firmly before priming. Modern plasterboard has joints filled, screw holes sanded, and surface primed.
Step 3 — Painting
Paint is matched to the substrate. Breathable paints for lime plaster; vinyl matt for modern ceilings; moisture-resistant finishes for kitchens and bathrooms.
We apply multiple thin coats using a cross-rolling technique, with careful brushwork around ceiling roses, cornicing, and light fittings. For bathroom painting, moisture-resistant ceiling paint is always specified. For interior painting in the same room, ceilings are always done first.
Step 4 — Finishing and Clean-Up
Final inspection under different lighting, touch-ups where needed, protective coverings removed, and the space left clean. We walk you through the work before we leave.

Ceiling Painting Cost in Preston
Important: Prices below are estimates only. Every property is different. For a precise quote, call 01772 211 886.
Typical Ceiling Painting Prices
A small bedroom ceiling (10x10ft) typically costs £150–£200 and takes 4–6 hours. A larger living room ceiling (15x20ft) runs £300–£400 over 6–8 hours.
What Affects the Price
Victorian properties with ceilings above 10ft add to both cost and time due to access requirements. Stain blocking, crack repairs, and Artex treatments are quoted separately where needed.

Ceiling Painting Across Preston’s Property Types
Preston’s housing stock is more varied than most UK cities. Rose Decor have worked across every era and every challenge that comes with it.
Victorian Terraced Houses (1837–1901)
Terraced houses make up 40.4% of Preston homes — well above the national average of 22.5%. Ceilings typically run 9–11ft, with ceiling roses, cornicing, and original lime-based plasterwork still intact in many.
Standard emulsions trap moisture in lime and cause bubbling over time. We use breathable, lime-compatible paints on all Victorian ceilings to protect both the substrate and the finish.
Edwardian Properties (1901–1914)
Found throughout Ashton-on-Ribble and Fulwood, Edwardian ceilings reach 10–12ft and often feature Anaglypta or embossed wallpaper applied directly to the ceiling. This needs careful prep before painting. Cavity wall construction also affects how paint adheres and cures in these homes.
Georgian Properties
Winckley Square holds around 25 of Preston’s Georgian properties. These ceilings were built with horsehair-reinforced plaster applied in three coats.
There are no damp-proof courses, so breathable paint systems are non-negotiable. We colour-match sensitively and never use modern emulsions that would damage the historic substrate.
Modern Homes and Conversions
Post-war properties in Ribbleton, Lea, and Tanterton have plasterboard ceilings with visible joints. Without proper filling and priming, joints ghost through within months.
Preston’s mill heritage has produced converted industrial buildings with high beamed ceilings, and Grade II listed church conversions with vaulted ceilings that need specialist access and lime-compatible finishes.
