Why Period Properties Need a Specialist Painter

Breathable Construction

Pre-1914 buildings used lime mortar, lime plaster, and limewash. These porous materials let moisture move through walls and evaporate — keeping the structure dry for over 150 years.

The Problem With Modern Paint

Modern plastic paints form an impermeable film that stops breathability. Moisture becomes trapped behind the paint, causing damp patches, blown plasterwork, and structural damage.

Limewash

The original finish for lime plaster and rubble stone. Highly breathable with a traditional appearance that ages beautifully over time.

Mineral Silicate Paints

A modern breathable alternative. Microporous and extremely durable — ideal for render and brick on period properties.

Linseed Oil Paints

The correct choice for original timber. Penetrates deeply, allows natural expansion and contraction. Essential for sash windows and wooden detailing.

Lead Paint Assessment

Most Preston properties built before 1970 contain lead-based paint. Our painters carry out a site risk assessment before work begins and dispose of waste in line with current regulations.

Substrate Assessment

We assess what is already on every surface before recommending anything. Where existing masonry paint is in good condition, a compatible breathable masonry paint can be used.

Victorian House Painting in Preston

Preston’s Victorian terraces run through Ashton, Ribbleton, Deepdale, and south of Fishergate. Over 60% of Preston’s housing stock dates from that era.

Accrington Red Brick

A hard, dense engineering brick. The lime mortar between courses must remain softer than the brick. Modern cement-based fillers harden the joints and cause brick faces to crack.

Lime Plaster Walls

Still present in many Preston properties. More fragile than modern gypsum plaster. Requires careful preparation and breathable paint to maintain the wall’s natural moisture cycle.

Original Features

Cornicing, ceiling roses, picture rails, dado rails, and cast iron fireplaces. Each requires a specific approach to preserve period character and value.

Compact Victorian Terraces (PR1, Ashton, Ribbleton)

Small rooms respond well to lighter heritage shades — warm stone whites, soft sage greens, pale stone — that make spaces feel open without feeling cold. Picture rails and cornicing look best in a contrasting shade to restore period proportions.

Bay Window Properties (PR1, PR2)

Bay windows require particular care. The external woodwork — frames, sills, decorative brackets — needs a linseed oil paint system to allow natural timber movement. Modern gloss seals the surface and causes cracking and peeling within two to three years on exposed sections.

Victorian Colour Schemes

The Victorians used deep burgundy, forest green, and oxblood red in reception rooms. Bedrooms received lighter shades — heritage blues, soft stone greys, pale yellows. High-gloss timber trim was standard.

Modern Colours on Victorian Properties

Many Preston homeowners today choose soft greys, warm whites, and muted greens. These sit well within Victorian proportions. The paint type matters more than the colour — breathable first, aesthetics second.

Exterior Assessment

Externally, these terraces are almost entirely Accrington brick, with painted woodwork on sash windows, doors, and bay fronts. We assess condition before proposing any treatment.

See our exterior painting page for the full exterior service.

Edwardian House Painting in Preston

Preston’s Edwardian housing is concentrated in Fulwood — the tree-lined streets of PR2 that developed after 1901. These properties combine red brick with sections of white painted render and Tudor-style wooden detailing on upper storeys.

Conservation Area

Fulwood is a designated conservation area with an Article 4 Direction — one of four in Preston alongside Avenham, Fishergate Hill, and St Ignatius Square. Planning permission may be required before external alterations. Rose Decor advises on what requires consent during every site visit.

White Render Sections

The white render sections on Fulwood’s Edwardian houses are the critical area. Render over a lime base must remain breathable. Modern masonry paint traps moisture and causes render to crack and blow — an expensive repair. We use mineral silicate paint on these sections: breathable and extremely durable.

Tudor-Style Timber Detailing

The Tudor-style timber detailing on upper storeys requires linseed oil paint. This feeds the wood and allows natural seasonal movement. Modern gloss cracks on exposed timber within one to two seasons.

Edwardian Colour Schemes

Edwardian Arts and Crafts properties suit soft whites, warm creams, sage greens, and pale ochres. These complement the red brick and allow timber detailing to stand out.

Where wallpaper is preferred over paint, Rose Decor’s wallpapering service handles traditional paste-the-paper and designer papers — including pattern-matching across Victorian alcoves and bay windows.

Painting Heritage Features in Period Properties

Period properties contain original features that contribute to both character and value. Painted incorrectly, they can be damaged in ways that are difficult or expensive to reverse.

Sash Windows

Sash windows are the feature most commonly damaged by poorly informed painting. Modern gloss applied thickly to meeting rails and channels seals windows shut. We use traditional linseed oil-based paints on all sash windows — they penetrate the timber and allow natural movement without fusing shut.

Period Front Doors

Victorian and Edwardian front doors are panelled — raised sections divided by mouldings. Each section is treated individually, with attention to joints between panels and frames where moisture collects. Period colours — deep blues, forest greens, glossy blacks, rich reds — suit these doors well.

Cornicing, Ceiling Roses, and Picture Rails

The traditional approach treats these as part of the woodwork — a contrasting colour to the walls that picks up skirtings and architraves. See our ceiling painting page for how we handle original plasterwork ceilings.

Render Sections

Many Preston period properties have areas of lime render on rear extensions or upper storeys. Modern plastic masonry paint on lime render causes cracking and damp within a few years. We assess existing render, recommend the correct treatment, and apply it properly.

Window Frame Painting

See our dedicated window frame painting page for the full sash and casement service, including timber preparation, paint selection, and draught-proofing considerations.

Every heritage feature requires the right paint system. We assess each element during our free site visit and recommend the correct approach for your property.

Conservation Areas and Listed Buildings in Preston

Preston has 11 designated conservation areas. If your property sits within one of them, additional rules may apply to external painting work.

Key Conservation Areas

The key areas for period properties are Avenham, Winckley Square, Fulwood, Fishergate Hill, and St Ignatius Square. Properties in these areas are more likely to have restrictions on external alterations including paint colour changes.

Listed Buildings

Preston has 770 listed buildings. Listed Building Consent is required before painting any exterior surface. Preston City Council identifies “covering the existing wall surface in any way, including paint” as an alteration requiring consent. The application is free but takes 6–8 weeks.

Article 4 Directions

Conservation areas with Article 4 Directions (Avenham, Fishergate Hill, Fulwood, St Ignatius Square) may require planning permission for works that would normally be exempt — including changing paint colours on external features.

What Does Not Require Consent

Repainting an existing painted surface in the same colour and finish is generally considered permitted development in conservation areas without Article 4 Directions. When in doubt, contact Preston City Council’s Conservation Section first.

How Rose Decor Helps

During every free site visit, we advise on whether consent is likely to be required. We are familiar with Preston’s conservation areas and will flag the relevant questions before work starts. Call 01772 211 886 to book a free site visit.
